Preparation
is everything. At Balistreri Realty, Inc., we spend a lot of time
preparing our clients’ transactions because
proper preparation assures a smooth, stress-free and successful
conclusion to the sale of your property.
To properly
represent you and secure your interests in the sale of your property,
your Balistreri Realtor will need certain
documents and information from you.
We
ask that you help us prepare by providing these items; they will help
clear away some of the required legal paperwork associated
with the sale of your property and support our representation of you
with other parties.
In providing
you
Single Agent
representation, the highest form of real estate service allowed by
Florida
law, our duty is to you, not to the transaction.
A copy of your
actual title insurance policy
A copy of the actual
deed to the property
A copy of the
survey, if applicable
A list of all
improvements you have made to the property
A list of
contractors who have worked on your property
A list, including
names and phone numbers, of actual service providers to the
property—such as landscaping, pool service, pest control service, cable,
gas, etc.
A copy of the
utility bills for the last year—FPL, water, trash, gas, etc.
Information about
any liens placed against the property
Information on any
financial judgments against you
Information on any
restricted covenants
Information on
community or subdivision fees, if applicable
Information on any warranties from home improvements (including maintenance contract)
If it is an estate
property, a copy of documents pertaining to the executor of the will and
his/her powers—either a valid, full copy of the will or a certified
extract of it.
